NOTICE OF TRUSTEE'S SALE On Thursday, the 28th day of May, 2020, at the hour of 10:00 o'clock a.m. of said day at First American Title Company, 301 Main St., Gooding, in the County of Gooding, State of Idaho, Ryan M. Fawcett, as Successor Trustee, will sell at public auction, to the highest bidder, for cash, in lawful money of the United States, all payable at the time of sale, the following described real property situated in the County of Gooding, State of Idaho, and described as follows, to-wit: Real property in the County of Gooding, State of Idaho, described as follows: TOWNSHIP 6 SOUTH, RANGE 15, EAST OF THE BOISE MERIDIAN, GOODING COUNTY, IDAHO Section 8: That part of the N½E½NE¼NE¼, described as follows: Commencing at the Northeast corner of said Section 8; Thence South along the East boundary of said Section 8, 495.00 feet, more or less, to a point that lies North,165.00 feet from the Southeast corner of the N½E½NE¼NE¼, which point shall be known as THE TRUE POINT OF BEGINNING; Thence South along the East boundary of said Section 8,165.00 feet to the Southeast corner of the N½E½NE¼NE¼; Thence West along the South boundary of the N½E½NE¼NE¼, 330.00 feet; Thence North parallel to the East boundary of the N½E½NE¼NE¼, 165.00 feet; Thence East parallel to the South boundary of the N½E½NE¼NE¼, 330.00 feet to THE TRUE POINT OF BEGINNING. The Successor Trustee has no knowledge of a more particular description of the above-referenced real property, but for purposes of compliance with Section 60-113, Idaho Code, the Successor Trustee has been informed that the street address of 1911 S. 2000 E., Gooding, Idaho, is sometimes associated with said real property. Said sale will be made without covenant or warranty regarding title, possession or encumbrances to satisfy the obligation secured by and pursuant to the power of sale conferred in the Deed of Trust executed by BROOKE M. FOGG-CRAWFORD, an Unmarried Person, Grantor, to Ryan M. Fawcett, Successor Trustee, for the benefit and security of MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., recorded December 22, 2011, as Instrument No. 239757, Mortgage records of Gooding County, Idaho; and assigned to the IDAHO HOUSING AND FINANCE ASSOCIATION by Assignment of Deed of Trust recorded on November 6, 2019, as Instrument No. 266700, Mortgage records of Gooding County, Idaho. THE ABOVE GRANTOR IS NAMED TO COMPLY WITH SECTION 45-1506 (4)(a), IDAHO CODE. NO REPRESENTATION IS MADE THAT SHE IS, OR IS NOT, PRESENTLY RESPONSIBLE FOR THIS OBLIGATION. The default for which this sale is to be made is the failure to pay when due, monthly installment payments under the Deed of Trust Note dated December 20, 2011, in the amount of $825.00 each, for the months of May through November, 2019, inclusive; and for each and every month thereafter until date of sale or reimbursement.
